Shipping & Delivery Policy

At SmartNest Homes, delivering your fold-out container home safely, on time, and transparently is a top priority. Here’s what you need to know about how we ship and deliver your order.

1. Delivery Coverage & Locations

  • We deliver across Australia.

  • Delivery to regional or remote areas may incur additional transport charges and require special equipment.

  • If your property has restricted access (narrow roads, low bridges, steep driveways, large trees etc), let us know early so we can plan the appropriate vehicle and route.

2. Order Processing Time

  • Once your order and deposit are confirmed, manufacturing begins.

  • Typical production time is 30 business days (dependent on model, customization, and site conditions).

  • We will notify you of any delays or changes to expected timelines.

3. Shipping / Transport

  • We use experienced freight and transport partners to move homes from our factory to your site.

  • Transport is arranged to suit your location and access constraints.

  • Framing, tie-downs, and structural protections are used to ensure the home arrives safely.

  • Shipping time from our manufacturer typically takes 40 days.

4. Delivery Timeline & Scheduling

  • We provide you with a delivery window in advance, and coordinate with you for a precise delivery day.

  • On delivery day, our team or partner drivers will arrive and place the unit in position (within reason) based on your site access.

  • If delivery must be delayed by more than 7 days, we will notify you in advance.

5. Delivery Costs & Quotes

  • Delivery costs are not included in the base home price — they are determined per project, depending on location, route complexity, and handling needs.

  • When you enquire, we provide a site-adjusted delivery quote that covers logistics, transport, and placement.

  • Any extra costs (e.g. required crane, heavy machinery, or extra permit handling) will be disclosed upfront.

6. Site Preparation Requirements

To ensure smooth delivery, we ask that you:

  • Ensure a clear access path for delivery trucks (width, height, turning radius).

  • Remove obstructions (low branches, parked cars, debris) ahead of delivery.

  • All SmartNest Homes are delivered and installed in line with local council laws and permit requirements.

  • Site preparation and installation are coordinated by SmartNest Homes in partnership with licensed and registered trades.

  • We manage necessary permits and approvals to ensure compliance.

  • Our team will coordinate foundations, services, and placement to make your site installation-ready.

  • The cost of site preparation and installation is not included in the base price of the home.

  • These costs are site-specific and will be quoted individually based on your property’s location, access, and unique requirements.

7. Inspection & Acceptance

  • When the home arrives, you must inspect it before signing delivery acceptance.

  • Note any visible damage on the carrier’s paperwork.

  • If there is damage, take photos, sign the delivery note with damage noted, and contact us immediately so we can address repairs or replacements.

8. Risk & Insurance

  • Our liability ends once the SmartNest Home is installed and receives the necessary permit. 

  • Until then, any damage in transit is covered under our freight insurance, subject to you reporting issues promptly.

  • Damage during installation will be managed by the third party carrying out the works. 

  • We recommend you insure your property and site area during the delivery period, especially for remote or rugged sites.

9. Delays & Force Majeure

  • Occasionally delivery can be delayed due to weather, extreme conditions, or unforeseen events (road closures, natural disasters).

  • In these cases we will notify you promptly and arrange alternate scheduling.

  • We are not liable for external delays beyond our control, though we will assist to reschedule as needed.

10. Changes & Cancellation

  • If you need to change your delivery address or site conditions after order confirmation, notify us ASAP. Additional fees may apply.

  • For cancellations after production begins, a portion of the deposit may be forfeited to cover incurred costs (materials, transport staging).

  • Once delivered and installed, cancellations are not accepted.
